9 Musts to a Sucessful Marketing Plan.

I believe that employing strong marketing techniques is just smart business. Good marketing can bring higher prices and it could mean the difference between sold or expired. Good marketing might not sell your house, but it will make the phone ring. Because if buyers don’t call, you won’t sell. Below you’ll find 9 must haves to a sucessful marketing plan.

1. Signage–Always place a For Sale sign in the front yard. Include a Flyer Box, this will allow prospects driving by to have information about your property. Pay careful attention to the city’s “No Sign” zones, to avoid citations.

2. Good photographs– Make sure the rooms are cleaned, organized and uncluttered. Good lighting is key. These photos will be used to showcase your property to the public. A good photograph can sell a home and a bad photograph can lose a potential buyer.

3. List on OKMAR MLS (Multiple Listing Service)–This is the only way to ensure that every Realtor in the area knows that your property is on the market. It is important, because perfect buyer for your home is probably having his Realtor email him listings as they come on the market. If you are not on the MLS, that buyer may never know about your home. As soon as we list a property, it is immediatly placed on the OKMAR MLS.

4. Print Advertising– Place adds in the Weekend Addition of your local newspaper. FYI, you can place a FREE add in the Oklahoma Gazette.

5. Virtual Tours– Consumers demand pictures and full-motion video. No high production, schmaltzy, slick videos. You need to trigger the emotion of the buyer. We will creat an E-Motional Video/Virtual Tour of your property and place it on OKCMAR MLS, JenniferSellsOklahoma.com, Realtor.com, KW.com,  YouTube, and many other popular websites.

6. Open Houses– Not every home is a suitable for an Open House. But, if your home is located near a high traffic area where buyers often swarm then it’s a good candidate. Invite the neighbors and everyone you know. Have a sign-in sheet and don’t forget to send Thank You Cards and follow-up with a phone call the next day. As your Realtor, I arrange, market and host the open house including following-up with visitors.

7. Host Broker / Agent Tours– If you do choose to list with a Realtor, have her host a Brokers Open or Agent Tour. The saying goes… “have food, they’ll come.” It doesn’t need to be expensive, just make sure it looks nice. As Realtors munch and network, the hope is they will admire your home and bring back a buyer. I love to host Brokers Opens and showcase my listings.

8. Send E-Flyers– These can be very useful when a property is newly listed. Sending “Just Listed” e-mails to local Real Estate firms, Realtors and your shere of influence is key in getting the word spread. I also send these e-mails/e-flyers to all my buyers and prospects.

9. Advertise, Post on the WEB– Placing your home for sale on all the popular netwroking website and Real Estate websites is such a wonderful marketing tool. Recent statistcs show that 98% of all buyers researched the internet first when looking for a home.
